Spanning 134 acres, this mixed-use residential development includes 80 single-family homes, 159 townhomes, 384 market-rate apartments, and 198 affordable housing units. Qunity led the civil engineering and land planning efforts, designing a comprehensive stormwater system that includes five wet detention basins, two wetlands, and a level spreader to manage peak flows and reduce nutrient loads.
The project was developed in close collaboration with the surrounding community, culminating in unanimous zoning approval by the Durham City Council. Following site plan approval in Fall 2022, construction began in Spring 2023. The development reflects a balanced approach to density, affordability, and environmental stewardship.
