55 at the Park is a 165-unit townhome development situated on a 27-acre site in Durham, North Carolina. Townhome communities such as this offer increased residential density while reducing the maintenance burden typically associated with single-family homes—an increasingly valuable model in the rapidly growing Durham market.
The project was introduced during the rezoning phase, with the scope focused on preparation of the Site Plan and Construction Documents. Land Planning efforts prioritized maximizing lot yield through the implementation of a compact, private street network designed to meet local fire and emergency access standards while supporting internal circulation.
Landscape Architecture services included the design of multiple recreational nodes, including a central playground and an interconnected trail system, to provide accessible, walkable open space amenities for residents. Civil Engineering efforts emphasized minimizing encroachment into the adjacent floodplain, while integrating a wet detention basin to provide both stormwater quantity control and water quality treatment in accordance with local and state regulations.
Project Management responsibilities included coordination with traffic consultants and the North Carolina Department of Transportation (NCDOT) to design and permit a signalized intersection at NC 55 and Odyssey Drive, ensuring safe and efficient ingress and egress for the community.
