Del Webb Carolina Arbors is a sprawling 500-acre residential development bearing 250 single family units. Designed for an active adult community, Qunity provided the following services for the land developer in this decade-long design endeavor: approvals for zoning & annexation, a future land use map, a Site Plan, and construction drawings. All permitting was completed through all necessary approving authorities, involving the City of Durham, NCDOT, and NCDENR. Qunity held several neighborhood meetings to inform the local community about the project, receiving input and answering questions for a successful development.
The Site Plan for this development encompasses comprehensive land planning, utility extensions, and the integration of key community features, including a clubhouse and amenities center. Central to the project are two major facilities: an 8,000-square-foot Sales Center and a 40,000-square-foot Community Center.
Qunity played a pivotal role in the planning and execution of the Community Center, overseeing the building’s placement and coordinating the design of the adjacent parking lot to ensure it fit seamlessly within the designated site. Qunity successfully submitted and secured approvals for the Site Plan and construction documents related to both the Sales and Community Centers, including all associated parking infrastructure.
The development also features a thoughtfully designed greenway system. This includes an asphalt trail and a boardwalk network engineered to minimize environmental impact along streams and wetlands. Qunity coordinated the design and placement of multiple pedestrian and bicycle bridge crossings over existing waterways to enhance connectivity across the community.
In addition to the public greenway, Qunity designed a network of private community trails that link the development to the broader trail system. These trails are fully ADA-accessible, ensuring inclusive access for all residents.
